Rates rally midweek, but Friday's jobs report decides the next move

November 5, 2026

Mortgage rates moved lower on Wednesday, and the drop was large enough to bring them to their best levels since September. Mortgage bonds rallied hard, and lenders started repricing loans into the afternoon. The move did not come from the midterm elections, though. Friday's jobs report and Tuesday's inflation data now set the tone for what comes next.

Mortgage bonds closed sharply higher on Wednesday, which pulled the average top-tier 30-year fixed rate down to its lowest point in weeks. Stock prices actually rose on election news, and yields climbed when the Senate outcome was called, so the election was not the driver of the bond rally. The real catalyst was a selloff in large tech stocks, which pushed investors toward safer bonds. A steep decline in oil prices over the past week added to the pressure on yields. The day was choppy, with bonds giving back gains twice before recovering to their highs, and markets still price in a possible Fed rate hike in December.

Lower rates ease monthly payments, which can make a real difference for buyers who were priced out during the fall. Even modest movement in rates changes how much house a household can comfortably carry, so running the numbers matters more than reacting to headlines. Affordability is still tight for many households, so the monthly payment at today's levels deserves a close look. Buyers who waited for relief should weigh a better rate against the chance that competition picks up as conditions improve. Sellers may also see more buyers return to the market if the current trend holds.

If you are close to locking a rate, the next few days matter. Friday's jobs report carries the most weight, since a strong number could push rates back up quickly while a softer one could extend the rally. Lock guidance is mixed for the 30-day window, so the right move depends on your closing date and how much risk you can tolerate. Shorter timelines generally favor locking, while borrowers with longer timelines may choose to float in hopes of further improvement. Ask about your options before Friday's report lands.

Rates reached their best levels since September, but the rally rests on a few fragile factors. Friday's jobs report and Tuesday's CPI release on November 10 will determine whether the drop holds.
